Balkan Homes is an online property portal. We present properties for sale in Southeast Europe, many of which are listed by independent real estate agencies, developers and other third parties (“Listing Providers”).
- Unless a listing states otherwise, Balkan Homes is not the owner, seller or agent of the properties shown.
- We are not a party to any negotiation, reservation, purchase agreement or other transaction between you and a seller or Listing Provider.
- Any agreement you make regarding a property is made directly with the seller or the Listing Provider, under their own terms.
- We do not provide legal, tax, financial or investment advice. Before buying property, you should seek independent professional advice, including on local ownership rules for foreign buyers.
3. Listing information and prices
We take care to present listings accurately, but the information is provided by Listing Providers and may be incomplete, out of date or contain errors.
- Descriptions, photos, floor areas, plot sizes, number of rooms and locations are indicative only and do not form part of any offer or contract.
- A property may already be sold, reserved or withdrawn when you see it on the Website.
- Prices are shown in euros (EUR). Where a Listing Provider quotes a price in another currency, we convert it using the European Central Bank reference rate on the day of the update. The converted amount is for guidance only, and the price in the original currency applies.
- Prices may exclude VAT, transfer taxes, notary and legal fees, agency fees and other purchase costs, unless stated otherwise.
- Always confirm all details, the price and availability with the seller or Listing Provider before making any decision.
4. Enquiries
When you send an enquiry about a property through the Website, you agree that we may share your contact details and message with the relevant Listing Provider so they can respond to you.
We do not guarantee that a Listing Provider will reply, or how quickly. We are not responsible for their communication, services or conduct.
5. Acceptable use
When using the Website, you agree not to:
- provide false or misleading information, or impersonate another person;
- copy, scrape, harvest or republish listings, photos or other content by automated means without our written permission;
- send spam, unsolicited advertising or harmful code through the Website or its forms;
- interfere with the security or operation of the Website;
- use the Website for any unlawful purpose.
We may restrict or end access to the Website for anyone who breaches these Terms.
6. Intellectual property
The Balkan Homes name, logo, Website design, texts and software belong to Balkan Homes or its licensors.
Listing photos, descriptions and floor plans remain the property of the Listing Providers or their licensors and are displayed with their permission. You may view and share listing pages for personal, non-commercial use. Any other copying or reuse requires the prior written consent of the rights holder.
If you believe content on the Website infringes your rights, contact us through the contact form on the Website and we will review and, where appropriate, remove it promptly.
7. Third-party links and liability
The Website may link to websites of Listing Providers and other third parties. We do not control those websites and are not responsible for their content, privacy practices or availability.
The Website is provided “as is” and “as available”. To the fullest extent permitted by law:
- we do not guarantee that the Website will be uninterrupted, error-free or free of viruses;
- we are not liable for any loss arising from your reliance on listing information, from transactions with sellers or Listing Providers, or from your use of or inability to use the Website;
- we are not liable for any indirect or consequential loss, including loss of profit, opportunity or data.
Nothing in these Terms limits liability that cannot be limited by law, such as liability for fraud or for death or personal injury caused by negligence.
You agree to indemnify Balkan Homes against claims arising from your breach of these Terms or your misuse of the Website.

Privacy. We process personal data in line with our Privacy Policy, which forms part of these Terms.
